Well, if they went there often enough he might know. Still... this is an interesting question...

I'm going to play "Devil's Advocate" here.
Okay, you can be killed in a fire, by a fire, and you still died.
Maybe the fire was so horrible that no one could have possibly survived.
Okay, done playing. I believe they were murdered.

Technacly, the Baudelaire parenst were killed because the fire killed them. So in a way yes, and in another no.

the parents could have escaped through the passage or the murderer could have crawled through the passage. Then that may mean Olaf knew Esme beforehand or the person that murdered them must be quite close to the parents to know about the passage.I wonder when the passage was built aswell if like they made the passage especially for killing the Baudeliare's.Also did the killer know that the children wouldn't be there and would go to them next?A thought.

Esmé and Olaf knew each other for years; he was her acting teacher. And Jacques Snicket persuaded Jerome Squalor to buy the penthouse to keep the tunnel to the Baudelaire mansion safe. But then Jerome married Esmé... But anyway, the passageway has been there for years.

but do you think olaf and squalor were together whilst acting? I'm sure of it. She was the leading lady in his play, One Last Warning to Those Who Try to Stand in My Way.

yes and esme would do anything to be in.I dont know but maybe she did it because of something to do with being 6th most important financial advisor or something like that maybe someone told her she would become top fifth or something.Highly un;ikely though.
