I read TBB last night, and I have solved the 'mystery' of the shattered window. I can't find the page now, but somewhere in the book, Olaf mentions that it is HIS theatre. Knowing Olaf, any building that belongs to him will be dirty and tatty, so it's not surprising that his theatre is in a state where the windows are broken.
